The project demonstrates that high density transit - connected development can provide an innovative, live-work community with spirited urban place-making.This Innovative Live-work Campus will be located on a 7.5 acre site in West Los Angeles. The southern edge of the site lies along the Metro Expo Line (light rail) with an adjacent station opening onto the south west corner on the site.The goal is to create a compact mixed-use campus and community for innovative work and living. The place is a vibrant space of interconnectedness and collaboration with connections to its surrounding community and transportation.The site zoning is divided into two almost equal areas: Hybrid Industrial Job Emphasis and Hybrid Residential Emphasis each with its own height and area limits. The program uses are: Science/ Lab, Mixed Use/Retail, Research and Development buildings with market rate and affordable Housing.To balance density and day light needs, the higher and deeper buildings are placed to the north edge while lower buildings are situated to the south to allow sunlight to penetrate into all spaces of the site. The project demonstrates that high density, transit and connected development can provide an innovative, live-work community with sustainable, humane urban place-making. A pedestrian path connects east and west ends with a gateway plaza at the southern edge connecting to the Expo Line. A large amenity roof garden at the scale of the Expo Line is connected on all levels to the site. This creates additional open space.
